Dream Finders Homes has submitted plans to Montgomery County for a substantial project featuring 407 residential units. This includes 93 townhouses, 268 stacked two-over-two units and biplexes, and 46 multifamily homes, all part of the Poplar Grove development located along I-270 (map).
The project aims to honor the agricultural history of the area, particularly that of early settler Zachariah Waters, who cultivated the land that is now Germantown. The design emphasizes accessibility to open green spaces and agriculture-themed features within a short five-minute walk from each residence. A striking entry point at the intersection of Century Boulevard and Kinster Drive will feature a windmill sculpture, alongside a central lawn of half an acre designed for community gatherings and recreational activities.
Further enhancing the agrarian theme, the main entry sight line will lead to an additional open lawn adorned with public art. A community garden will include individual plots, an orchard, and berry trees, allowing residents to participate in gardening and harvesting. A winding fitness trail will also encircle the community, offering a mile-long loop for recreational use. Architecturally, the homes will reflect farmhouse designs and materials, infused with modern elements.
Earlier this year, Florida-based Dream Finders Homes acquired part of the Poplar Grove site from Symmetry LLC, as reported by the Washington Business Journal in May. The development plans will be presented to the Montgomery County Development Review Committee later this month.
